Please note that application fees are NON-REFUNDABLE. RMS Team may continue accepting and reviewing multiple submitted applications for the property simultaneously. Applications are not approved on a first-qualified, first-served basis but are evaluated in accordance with our published screening criteria. The property will remain on the market until a reservation fee is received.
The applicant is responsible for ensuring that RMS Team receives all required information. Should you have any questions regarding our application process and procedures, please contact our office before submitting an application.
An application becomes eligible for review once all individuals age 18 and over intending to reside in the property have submitted an application, all required documentation has been received, and all application fees have been paid.
Application Requirements
- All adults (18 and over) are required to submit an application along with a $65 NON-REFUNDABLE application fee per applicant. Applications without an application fee will not be processed.
- All applicants are required to present valid photo identification and current income documentation.
- All applicants are required to provide an SSN on the application. If an applicant does not have an SSN, they must provide proof of legal residency in the United States.
- Unauthorized occupants and subleasing (including but not limited to Airbnb and VRBO) are STRICTLY PROHIBITED.
- Applicants agree that they are accepting the property in its current "as-is" condition.
General Rental Criteria for Residency
We will evaluate your application based on the criteria outlined below. Our goal is to provide an application decision within two business days after receiving all required documentation, including completed rental verifications from your current and previous landlords. Processing times may vary depending on how quickly third parties, such as landlords or employers, respond to our verification requests.
RMS Team complies with all applicable federal, state, and local fair housing and landlord-tenant laws.
Rental History:
- A complete three-year residential history must be provided, including the property address, landlord or management company name, phone number, and a valid email address for each residence.
- Rental history will be verified. Negative rental history may result in denial of an application. Examples include, but are not limited to, late rent payments, returned payments (NSFs), lease violations, property damage, or unpaid balances.
- No outstanding balances may be owed to a previous landlord or property management company. Any balance must be paid in full and satisfactory proof of payment provided. Outstanding balances without proof of payment will result in automatic denial.
- Any eviction filing or eviction judgment within the past seven (7) years will result in automatic denial. Eviction history older than seven (7) years may still be considered during the application review process and may result in denial.
- No history of property damage or lease violations resulting in financial loss to a landlord.
- Limited or non-verifiable rental history may require a qualified co-signer. All co-signers must complete an application, meet the income requirements outlined below, demonstrate satisfactory credit history, and sign the lease agreement.
- For current or previous homeowners, mortgage payment history will be reviewed as part of the application process.
Verifiable Gross Income:
- Combined gross monthly income must be at least three (3) times the monthly rent amount.
- Current employment and income will be verified. Valid contact information for all employers is required.
- W-2 employees must provide their most recent consecutive pay stubs and bank statements. At a minimum, applicants paid weekly must provide their four (4) most recent consecutive pay stubs. Applicants paid bi-weekly, semi-monthly, or monthly must provide their three (3) most recent consecutive pay stubs. All W-2 applicants must also provide their two (2) most recent consecutive bank statements.
- Applicants who have recently accepted a new position must provide an offer letter showing the start date, position, and compensation.
- Business owners, self-employed individuals, independent contractors (1099), and applicants paid in cash must provide copies of their personal federal tax returns for the past two (2) years.
- Official documentation must be provided for all additional income sources, including Social Security benefits, disability income, retirement income, or court-ordered child support.
- If relocating more than one (1) hour from a current residence, written verification that employment and income will continue after the move is required.
Criminal Background Check:
- Residency may be denied due to criminal history (see Criminal Background Criteria below)
Credit History:
- Credit reports are obtained through TransUnion and will be reviewed as part of the application process.
- Credit history will be reviewed, including payment history, outstanding debt, collections, liens, judgments, and bankruptcies.
- Unpaid rental housing, landlord, or apartment collections will result in automatic denial. Paid rental housing, landlord, or apartment collections may still be considered during the application review process and may result in denial.
- Open bankruptcies will result in automatic denial.
- If a fraud alert or identity verification warning appears on a credit report, additional identity verification may be required, including a copy of the applicant's Social Security card, before a final application decision can be made.
- If an application is denied due to inaccurate information on a credit report, the applicant may reapply after the credit report has been corrected. Any resubmitted application will be subject to property availability at the time of reapplication.
Cosigners:
- Applicants with insufficient income, limited or no rental history, or other qualifying deficiencies may be eligible to use a co-signer who will not reside at the property.
- Co-signers must complete an application and provide documentation verifying individual gross monthly income of at least five (5) times the monthly rent amount.
- Co-signers must meet all application qualification requirements. Failure to meet the income requirement or other screening criteria will result in denial.
- Co-signers must sign the lease agreement and are equally responsible for ensuring all terms of the lease are fulfilled throughout the tenancy.
Pets:
- Before applying, please review the property listing or contact our office to confirm that the owner's pet guidelines are compatible with your pet(s).
- All animals residing at the property must be disclosed, registered, and screened as part of the application process.
- Only approved pets listed on the lease are permitted at the property. Additional pets, offspring, foster animals, or visiting pets are not allowed without prior written approval.
- Certain dog breeds and animals may be restricted based on owner preferences, insurance requirements, or property-specific guidelines.
- Approved pets are subject to a one-time pet fee. Fees vary based on factors such as breed, age, size, and number of pets, and typically range from $300 to $600 per pet.
- Application fees are non-refundable. Application fees will not be refunded if a pet is denied by the owner, does not meet property requirements, or if the applicant chooses not to proceed due to pet-related fees or restrictions.
Refund Policy:
- Application fees are NOT refundable for any reason.
- It is your responsibility to confirm availability, pet policy, and any other additional requests PRIOR to submitting an application.
- It is your responsibility to provide all required documentation as well as valid contact information for yourself, your landlord(s), and your employer on the submitted application.
- If you apply and are approved, but the unit you applied for is no longer available, you may move your application to any available unit listed by RMS Team that you are qualified for.
- Applications are good for 30 days after the submission date.

- First or Second Degree Murder
- First through Third Degree Assault
- Sexual Mis-Conduct
- Registered Sex Offender
- Arson
- Harassment and Stalking
- An Attempt to commit one of the above crimes
- A Conviction in another jurisdiction that would be a violation of the above crimes
Including but not limited to the above
Crimes That Disqualify For Residency For 7 Years After the Completion of Their Sentence
- Second Degree Manslaughter
- Criminal Vehicular Homicide or Injury
- Simple or Aggravated battery
- Any Felony Drug or Narcotics Convictions
- False Imprisonment
- Any weapons charge or failure to carry without a permit
- Felony Theft
- Felony Forgery
- Felony DUI
- Felony Burglary
- Terrorist Threats
- Felony Controlled Substance
- An attempt to commit one of the above crimes
- A Conviction in another jurisdiction that would be a violation of the above crimes

It is RMS Team's goal to process applications as quickly and efficiently as possible. In order to do so, please make sure you have submitted all of the required information including all landlord contact information, income documentation and photo ID's which can be attached directly to the application. If more than one person is applying for the property, please ensure that all parties have submitted their application as well as their required documentation. We will notify you if we need any additional data to move forward with your application. Please note that many times the landlord verification can delay the processing of an application if they are non-responsive. It is important that we have the correct contact information and it often helps when applicants alert their landlords that we will be contacting them.
