Resident Benefits Package:

There is an additional fee of $40 per month charged to our residents for RMS Team’s Resident Benefits Package.  The Resident Benefits Package is included with ALL lease agreements under RMS Team.  This package includes but is not limited to: 

Resident Liability Insurance: RMS Team has procured and instituted a master tenants policy that is included in the Resident Benefits Package.  Enrollment in this program waives your obligation to provide a certificate of insurance for accidental damages arising from fire, smoke, explosion, and sudden and accidental water discharge caused by your negligent acts or omissions as described in your lease agreement up to $100,000.  The insurance only waives your liability to the property and does not waive your liability to any third parties.  The insurance only applies to accidental damage caused by your negligent acts or omissions and does not apply to damages caused by your deliberate or intentional acts or omissions.  The insurance applies up to $100,000; any amount in excess of $100,000 remains subject to the lease agreement.  Other coverage may apply to the tenant.  Tenant shall receive, without an insurance application and insurance credit check, upon execution of this agreement, and shall maintain in full force at all times during the term of this Agreement, at tenants expense, tenants insurance provided by RMS Team at RE/MAX Center.  RMS Team is the named insured of the Master Tenant Policy and the tenant shall be named as additional insured for their leased unit.  The tenant’s insurance will commence on the move-in date as governed by the lease agreement.  Tenants shall have access to the Master Tenant Policy and certificate of insurance at their request.  Tenants will be responsible for contacting RMS Team at RE/MAX Center for claims submissions. Resident shall be responsible to pay any deductibles charged per incident for claims related to the leased unit. Conditions and exclusions apply, so please review the policy for details. This is provided to you without applications, credit checks, or billing.  Subject to the terms, exclusions and limitations provided therein, coverage limits are as follows:

Liability Limits - $100,000.00 

Tenant Personal Contents - $10,000.00

Deductible - $500.00**

Filter Delivery Program: HVAC filters will be delivered to the property approximately every 90 days under the Filter Delivery Program. Tenant shall properly install the filter that is provided within two (2) days of receipt. Tenant hereby acknowledges that the filters will be dated and subject to inspection by Landlord upon reasonable notice to verify replacement has been timely made. If at any time Tenant is unable to properly or timely install a filter, Tenant shall immediately notify Manager in writing. Tenant’s failure to properly and timely replace the filters is a material breach of this agreement and considered neglect or misuse by the Tenant per the lease.

Utility Concierge Service: Citizen Home Solutions is a third party service coordinator that will start utilities including water, electricity, gas and internet/cable/satellite service on your behalf. They will call you soon after you sign your lease. It is your responsibility to ensure all utilities are in your name at the start of the Lease. Tenant Portal: Access all your leasing documents, account balances, payment history, insurance data, pay rent and more at anytime.

One Time Waiver of late fee: Life can get hectic sometimes and a small oversight financially can cause big problems. We understand things happen so we will waive one initial late fee*** for the entire tenancy not including the move in funds.

Home Buying Assistance: If you decide to purchase a home after renting with us, we will assist you in search and negotiation of terms on your new home with professional Buyers Agent representation through our partner RE/MAX Center. We will provide assistance with mortgage qualifying through our preferred Mortgage Broker. We will provide assistance with a professional closing experience with our preferred closing Attorney. We will provide assistance with the complexities of proper homeowners insurance and flood insurance through our preferred Insurance company. We will also provide you with a closing credit as allowed by the Lender. This is up to a $2000.00 value, plus the incredible one stop shop experience.

Resident Rewards Program: Through RMS Team’s Resident Rewards Program, you’ll be rewarded for paying your rent on-time. Earn gift cards for simply signing up along with substantial savings when shopping in the Piñata online marketplace, a $100+ annual value! When your lease begins, you will receive a welcome email from Piñata. Simply download the app to your smart device using the link included. Rewards are to be accessed online and are activated at Tenant’s sole discretion through use of a mobile application provided by the rewards provider. Rewards will provide Tenant with available rewards as a preferred customer of Landlord.

Credit Building: Credit reporting is now included through a third-party service to help boost your credit score each time you pay rent on-time. This may include up to 24 months retroactively for the time you’ve been renting with us. Landlord is not responsible for any misrepresentation, erroneous reporting, and/or lack of reporting by the third-party service. Tenant understands that any disputes will be handled directly between Tenant and the third-party service.

$1M Identity Protection: Identity Protection is included for all adult leaseholders complete with a US-based Identity Restoration Specialist. By executing this agreement, you are agreeing to Aura’s IdentityGuard Terms of Service and Privacy Policy with respect to the identity theft protection service provided as part of this Resident Benefits Package found at

24/7 Emergency Maintenance: RMS Team offers 24/7 emergency maintenance with an after-hours call center aimed at making reporting those pesky maintenance issues easy and timely.  Simply call our main number and follow the prompts to report an emergency. Vetted Vendor Network: We find the quality technicians, and you can feel comfortable knowing they are reputable, licensed, and insured.

***Resident Benefit Package is REQUIRED with all lease agreements with RMS Team.  There is no Opt-Out of this program.  Resident Benefits Packages will be billed as one charge on a monthly basis that includes the insurance benefit and payment/service benefits.

***Residents will be named as Additionally Insured under RMS Team at RE/MAX Center Master Insurance Policy. Residents will be responsible for any charged deductibles of $500 per incident for claims.

***INSURANCE DISCLAIMER. RMS Team at RE/MAX Center has the right and full authority to change, amend, modify or cancel; coverage, limits, benefits, waivers, requirements, cost, master insurance policy and Resident Benefits Package at any time and tenant shall agree to comply with any such changes at that time.  Tenant insurance is non-transferrable to other tenants, leased units or properties.  The Tenant Master Policy is in excess of any existing Renters insurance coverage available.  The underwriting insurance company is responsible for all claims handling and claim decisions.  RMS Team at RE/MAX Center is not an adjuster and does not pay claims or make claim decisions. If the tenant chooses to purchase additional coverage to protect their own interests or property over and above the insurance benefit provided by RMS Team at RE/MAX Center, the tenant can procure a renters insurance policy at their expense.  This is not intended to replace a tenant’s personal property or liability insurance policy.  Tenant should consult an insurance professional to evaluate and determine personal insurance needs.  Other coverage may be included; see policy for details and exclusions.
